  1. In respect of choice of Agent I would suggest that a) you make sure they are Qualifed Chartered Surveyors who are familar with the local market.

    You also need to consider the lease terms being proposed very carefully and your potential future liabilities imposed by the covenants of the lease. All ingoing tenants would be very well advised to commission an ingoing schedule of condition report which is cross referenced and appended to the lease. We see so many badly advised tenants coming unstuck at the end of leases with large terminal dilpidations claims being served on them, because they thought they’d save themselves a few hundred pounds at the start of the lease by not having a schedule done.

    Finally we would recommend that you also arm yourself with a good lawyer familiar with commerical leases to act for you. You should never sign a commercial lease which is a binding contract without taking proper legal and professional advice first.
