The application site for the proposed 127 homes by Muller in Audlem (Google) (1)

Plans have been submitted for 127 homes, including 39 affordable, in Audlem, writes Belinda Ryan.

Muller Property Group has applied for outline permission for the homes, together with access, on 9.3 hectares of undeveloped farming and grazing land on the south-western edge of the village.

All other matters will be dealt with at the later reserved matters application stage.

A planning statement submitted by Berrys on behalf of the applicant, says: “The site can provide a residential development that will provide an essential contribution to affordable housing in Audlem as well as providing open market dwellings.”

The proposal is for a mix of one and two-bed apartments, two and three-bed mews and semi-detached, together with three, four and five-bedroom detached properties, with associated vehicular access, amenity and parking.

Access is proposed off Tollgate Drive and Moorsfield Avenue.

The planning statement says: “The application aims to achieve a minimum of 10% biodiversity net gain on site.

“This will be provided through the provision of public open space, additional planting and a landscape buffer along the canal side boundary.”

It adds the proposed development would provide a significant contribution towards both local and national housing targets.

And it will have large public benefit through the provision of public open space, affordable housing and LEAP (local equipped area for play).

The applicant says the proposed development is deliverable within the next five years.

Because Cheshire East no longer has a five-year housing land supply following government changes to planning policy last December, the presumption in favour of sustainable development is triggered in the determination of planning applications.

At the time of writing, two households have sent objections to the council.

These raise concerns about traffic congestion and the impact on the medical centre and schools.

The application, number 25/2194/OUT, can be viewed on the planning portal on Cheshire East Council’s website.

The last date for submitting comments is August 20 and the application is due to be considered by the strategic planning board at a date yet to be decided.
